Build to suit

What does it cost to build a house in Arizona?

Land, home and site work: what goes into an Arizona build budget, and where factory-built homes save the most.

Land & Homes Arizona home

Three buckets, one budget

Every Arizona build budget has the same three parts: the land, the home and the site work. Site work means preparing the lot — a foundation pad, power, water, septic or sewer, and a driveway. Two identical homes can land tens of thousands of dollars apart depending on whether their lots already have utilities or need everything brought in.

Where factory-built changes the math

The home itself is where the savings show up. According to 2021 U.S. Census Bureau data, new manufactured homes averaged about $72 per square foot, compared with $144 for new site-built homes. A Harvard Joint Center for Housing Studies comparison that excluded land found a double-section manufactured home cost about 60% as much as an equivalent site-built home, and a CrossMod® residential-style home about 73%. Both figures predate recent cost increases, so treat the gap, not the dollars, as the reliable part.

What moves your number up or down

Your total depends on the floor plan and square footage, the level of finishes you choose, and above all the site work your lot needs. Raw land with no power or water costs more to prepare than a lot with existing utilities and good road access. Ask for a quote that separates the home from the site work so you can see exactly where the money goes.

Financing can cover all three buckets

In USDA-eligible rural areas, the USDA Single-Close Construction loan combines land, construction and mortgage financing into one closing with no down payment for qualified buyers. Many unincorporated parts of Maricopa County qualify even within commuting distance of Phoenix. FHA, VA and conventional construction loans cover factory-built homes too, as long as the home is affixed to owned land.

How to get a real number

Start with pre-approval through a mortgage broker so the budget is real before you fall for a floor plan. Then sit down with our builder at the Scottsdale office: bring your parcel details and we'll walk through floor plans, finishes and the site work your land needs, so your quote reflects your actual lot rather than an average. Browse Champion floor plans first and filter by bedrooms and square footage.
