Factory-built homes
Do factory-built homes appreciate?
Federal data shows manufactured homes on owned land kept pace with site-built homes.

What the data shows
In October 2024, the FHFA published its first price index for manufactured homes, based on roughly 755,000 real-property mortgages bought by Fannie Mae and Freddie Mac between 1985 and 2024. From 1985 to mid-2024, manufactured homes on owned land appreciated 394–406% cumulatively, compared with 338–359% for site-built homes. Average yearly growth was similar: 3.4% for manufactured homes and 3.8% for site-built homes.
Why the myth persists
Much manufactured-home financing nationwide is chattel lending: a loan on the home alone, titled like a vehicle. Those homes aren't in this index and tend to lose value like a car. Land appreciates, but a home with no land under it doesn't share in that.
How our homes are set up
Every Land & Homes Arizona home is permanently attached to owned land and converted to real property, never financed as chattel. That's the situation the FHFA data measured.
A fair caveat
The FHFA notes that its sample is concentrated in certain states and leans toward outer-suburban and rural areas. Treat these figures as a general trend, not a forecast for any one Arizona property.
