How much is an acre of land in Arizona?

Why Arizona land prices per acre vary so much, and how to compare parcels honestly.

Land & Homes Arizona home

It depends on how much land comes with the acre

There's no single Arizona price per acre. Bigger parcels usually sell for much less per acre than small lots, and buildable homesites near towns cost far more than remote rural tracts. The only reliable number is what comparable parcels near yours have actually sold for, so ask for recent sales of similar size in the same area.

Farmland is a different market

USDA publishes yearly farm real estate values by state, but those averages reflect agricultural land rather than buildable homesites. Acreage you can put a house on near a city is a different market from grazing land two hours out.

What makes an acre worth more

A buildable acre near town costs more because it already includes what raw land lacks: road access, power at the line, a water source and zoning that says yes. When you compare prices, compare what comes with the land, because a cheaper acre that needs a well, septic, power and a long driveway can cost more in total than a pricier lot that's ready.

What this means for your budget

If you're buying land to build, get pre-approved first so the budget covers land, home and site work together — not just the lot price. Our Land page shows live listings across Arizona with price and acreage filters, and in USDA-eligible rural areas a $0-down construction loan can cover all three buckets for qualified buyers.
