Home buying
Zoning, HOAs and where you can place a home
Federal rules cover how the home is built; local rules decide where it goes.

What federal rules cover
HUD's construction standards override local construction and safety rules for manufactured homes. They don't override local zoning or land-use authority.
What local rules can do
Cities and counties can still regulate where homes go, lot sizes and some appearance standards. What they generally can't do is ban manufactured housing outright, or restrict a home just because of its type when it meets current code.
Check the parcel first
Zoning and HOA rules vary by city, county and community. Always verify the specific parcel's zoning before you buy; our team can confirm it with the county.
