Build on your lot in Arizona with a Champion manufactured home: parcel checks, pre-approval, the builder meeting, and a complete project budget.

Can you build on land you already own?

Yes—Land & Homes Arizona can help you place a new Champion manufactured home on suitable land you already own. From as far south as Eloy to up north in Flagstaff and everything in between. The first question is whether your specific parcel allows the proposed home, not simply whether you own enough acreage. Our owned-land journey has four steps, with mortgage pre-approval required before the Step 3 office meeting.

Step 1: Tell us about your lot

Share the location and what you want in your new home. Bring the property address or assessor’s parcel number, your preferred bedroom count and size, and any information you have about access and utilities. You can browse our Champion plans before choosing a final layout.

Step 2: Review the site

Discuss access, utilities, and local requirements before moving forward. Confirm zoning, setbacks, property restrictions, delivery access, water, power and septic or sewer requirements. Ask the local planning authority about the exact parcel; a neighboring home does not establish permission for yours.

Step 3: Meet with your builder

Come into our Scottsdale office, sit down with the builder, and go over your floor plan, finishes, and project details. Get pre-approved with our preferred mortgage brokers before this meeting. Pre-approval helps establish a budget for the home and required site work. Ask your broker how existing land ownership affects your financing. At the office, review the plan, available finishes and property-specific scope with the builder.

Step 4: Bring your home to your land

Move forward with the agreed site preparation, home delivery, and placement. Confirm responsibilities, inclusions, permitting, inspections and timing in writing. Delivery is not the same as move-in: the site, installation and required approvals must also be completed.

What does building on your lot cost?

There is no single Arizona price that fits every lot. Request a written estimate separating the selected home and options, site preparation, foundation and installation, delivery, utility connections, permits and other fees. If you already own the land, you may not need another land purchase, but the parcel can still require substantial work. Existing utilities do not automatically mean connections or capacity are adequate. We have not published a fixed build-on-your-lot package price; ask for a quote for your actual property.

Can USDA financing mean $0 down?

A USDA loan may offer no down payment for an eligible buyer and property. An address on the rural eligibility map is only one part of qualification: income, credit, the home and the lender’s construction-program requirements also matter. $0 down does not mean a free project or automatically eliminate closing costs. Use our map as a starting point and ask Gabriel or Blanca Chapa to review your financing options.

How long does it take?

Timing depends on the parcel review, financing, permits, selected home, site work, delivery and inspections. Ask for a project-specific schedule and the assumptions behind it rather than relying on a general factory production time.

What if you still need land?

We can build in your preferred Arizona area—from Eloy in the south to Prescott and Flagstaff in the north—not just our featured communities. Choose from our existing lots or land you find yourself. Start with pre-approval; then we narrow down areas based on your budget, available land, and zoning. Each lot must be suitable for your home.

Start with your parcel

Send us your parcel number or address, the Arizona area, your preferred home size and what you know about utilities. Tell us whether you already own the property and where you are in pre-approval. That gives our team a useful starting point for your Build to Suit conversation.
