Factory-built homes
Prefab homes in Arizona: home, land, and site costs explained
Compare the complete Arizona prefab-home budget—not just the home price. Learn what to ask about land, utilities, delivery, installation and financing.

The short answer: compare a complete project
A prefab-home price is not necessarily a move-in-ready project price. In Arizona, your budget needs to account for the selected home, land if you need to buy it, and the work required to prepare and connect that specific site. Land & Homes Arizona offers Champion manufactured homes through Build to Suit. We do not publish a fixed statewide package price: a useful quote starts with your floor plan and parcel.
Prefab, manufactured and modular are not the same thing
Prefab is a broad term people use for construction completed off-site. Manufactured homes are built to the federal HUD construction and safety standards. Modular homes are factory-built to applicable state and local building codes. Our Champion homes are manufactured homes; searching for modular homes does not make the two categories interchangeable. When comparing quotes, ask which home type and construction standard each quote covers.
1. The home and your selected options
Start with the model, square footage, bedrooms and finishes you want. Our floor-plan catalog groups Champion plans by series and lets you compare bedrooms and square footage, with finish choices and optional upgrades below the plans. Ask which options are included in your quote and which add to it. A lower home-only price may describe a different size or specification, not a lower-cost version of the same project.
2. Land—or the work your existing lot needs
If you need land, budget for the parcel as well as its suitability for the home. If you already own land, the purchase may be behind you, but zoning, access, utilities and preparation still need review. Two parcels with similar acreage can have very different requirements. Before buying, confirm what the exact parcel permits and whether any recorded restrictions affect your proposed home.
3. Site preparation, water and utilities
Ask about grading, the home pad, drainage, the foundation, electrical service, the water source and wastewater disposal. Find out whether services are available at the lot or require additional work and approvals. A nearby power line or well is not proof that your home has an approved connection. Obtain parcel-specific information rather than assuming every rural Arizona lot has the same water or septic arrangements.
4. Delivery, installation and approvals
Ask whether transport, site access work, home installation, utility connections, permits and inspections are included, separately priced, or your responsibility. Factory construction does not remove the need for on-site work and approvals. Confirm the installation scope and who coordinates it before ordering a home. Arizona’s manufactured-housing authority provides installation and permitting information.
A quote checklist before you commit
Request a written scope showing the home model and options; any land purchase; site and foundation work; delivery and installation; water, power and septic or sewer connections; permits, inspections and fees; and items excluded or not yet priced. Ask who handles each item, how changes are approved, and how unknown site conditions will be addressed. Compare quotes with matching inclusions, not just matching square footage.
Why we do not promise a percentage saving
Factory-built housing can be worth comparing when you want a new home on your own land, but national home-only averages cannot tell you your finished Arizona project price. Land, site work and financing can change the comparison. Compare a quote for your chosen Champion home and actual lot with other complete-project quotes before deciding which option fits your budget.
Financing and $0 down
USDA financing may offer no down payment to eligible buyers for eligible properties. Rural location alone does not establish approval, and no down payment does not mean no closing costs or other expenses. Ask our preferred brokers, Gabriel and Blanca Chapa, which financing programs are available for your selected home and construction project. Get pre-approved before the Step 3 builder meeting.
