What is a land and home package? Arizona options, costs and financing
A land and home package bundles land, the home and site work into one project. Here's what's included, what it costs and how $0-down USDA financing fits.

What a land and home package is
A land and home package is one project that bundles three parts: the land, the home, and the work required to set that home on that land. Instead of buying a lot, hiring a builder and coordinating contractors separately, a package is scoped and quoted as one coordinated project. In Arizona, that usually means a new manufactured home set on a permanent foundation, which becomes real property alongside the land through the Affidavit of Affixture.
What's actually included — confirm it in writing
Packages vary by seller, so ask what's inside the price. A complete scope typically names the home model and selected options, the land (or confirmation that you already own it), site preparation and the foundation, delivery and installation, water, power and septic or sewer connections, and permits and inspections. If any of those are "not included," you want to know before you commit — site work on raw land can cost more than the parcel itself.
Three ways to get a package from Land & Homes Arizona
First, move-in ready: our Rio Verde / Scottsdale 85262 listings are complete 3 bed, 2 bath Champion homes on 1.1-acre lots with a shared well, with current pricing on each listing. Second, a lot in one of our communities: a 15-lot community is coming to Paulden, about 20 minutes past Prescott. Third, your own land: build to suit on a parcel you already own, or let us help you find land — From as far south as Eloy to up north in Flagstaff and everything in between.
What a package costs
There is no single Arizona package price, because the three parts vary enormously by parcel. For the home portion, 2021 U.S. Census Bureau data shows new manufactured homes averaging about $72 per square foot versus $144 for site-built homes, and a 2020 land-excluded comparison put a double-section home at about 60% of an equivalent site-built home. Treat the gap, not the dollars, as the reliable part, and ask for a quote that separates the land, the home and the site work so you can see exactly where the money goes.
Financing a package with $0 down
In USDA-eligible rural areas, the USDA Single-Close Construction loan can cover land, home and site work in one closing with no down payment for qualified buyers. A rural map location is only one requirement: household income limits and the home's specifications also apply. Conventional, FHA and VA construction loans finance factory-built homes too, as long as the home is affixed to owned land. Get pre-approved with our preferred mortgage brokers before choosing your floor plan, so the budget covers all three parts from the start.
How to start
Tell us which path fits: a move-in ready Rio Verde home, a Paulden lot, or build to suit on your own land. If you already have a parcel, send the address or assessor's parcel number; if you need land, we'll narrow areas by budget, availability and zoning once you're pre-approved. Then meet with the builder at our Scottsdale office to choose your Champion floor plan and finishes, and we'll scope the site work for your specific lot.
